Most short sales can allow you to take advantage of immediate equity and take three to nine months to close. If you are not in a hurry to buy, then a short sale might be a sound decision. PLEASE NOTE: Applying for a loan online can be a nightmare. You should meet with a local lender to make sure you are going to be treated fairly and efficiently. Also, applying online may allow your credit application to be purchased and sold to many different lenders, which could significantly adversely affect your credit scores. Interested in where to go hiking, biking, fishing, camping, etc. locally? The nicest campground in the nation has to be Isle Du Bois State Park on Lake Ray Roberts. This is also a great location for hiking and biking. 

If you want to drive a little further, then I recommend Lake Texoma. It's worth the drive. Plan on spending all day here as there are so many different activities to take advantage of. The Texas side of the lake has bluffs and tall trees. The Oklahoma side has large tracts of sandy shoreline. Here are some links to all there is to see and do at Lake Texoma:

PLEASE NOTE: This lake can be a very dangerous lake if you are boating. If there is a storm coming in from the west the waves can get extremely large without warning.
